The tasks are related to the sale of its premises with the maximum financial advantage for the developer, with the consideration to the necessary needs of retailers and visitors.
For business centers, agency services are provided to fulfill business plans for the revenue side implementation and certain marketing tasks that are related to the project positioning in the market.
Аgency services for clients in the sale or search for premises, sites, buildings, brands, businesses, and others are carried out in a view of market opportunities, effective search for counterparties to achieve the maximum financial effect of the transaction.
Service description
UTG provides a full range of services for the commercialization of commercial real estate under construction. An incomplete list of works includes the development of an idea, its marketing feasibility, architectural visualization, a financial model in the form of a business plan, development of lease agreements and rules for tenants’ activities, development of a marketing strategy, marketing promotion, and project administration. The UTG company searches, negotiates, selects, recommends tenant-mix for customers, determines the final commercial conditions for retailers, and accompanies their legal confirmation in rental agreements. Besides that, UTG brokers accompany the shopping center in matters of tenants fulfilling their obligations related to payments, design works, repair works, personnel training, trade equipment, delivery of goods, and permits registration to simultaneously open most of the operators by the Grand Opening Day.
