War is not obstacle: a chain of new shopping and entertainment centers will appear in Ukraine

In the coming years, Ukraine plans to open a large chain of shopping and entertainment centers in several major cities. In particular, a new 27,000 square meter shopping complex will open in Kyiv in 2026. It has been reported that UTG company is preparing to open a number of large SECs in Ukraine, focusing on the development of commercial real estate. Despite the war, the business is interested in creating a new commercial space that will combine modern design solutions, a large retail area, and entertainment venues. Once Ukrainians visit such a SEC with their families, they will be able to spend the entire weekend there, as they will be able to do their shopping, eat, and entertain their children.
New retail spaces will appear in Kyiv, Khmelnytskyi, and Zhytomyr in 2026. In particular, the Ukrainian capital plans to launch the White Lines shopping center next year, which will cover an area of 27,000 square meters. Construction is currently in its final stages, and 70% of the space has already been leased.
This fall, in October, Ukraine’s first Dreame showroom, which specializes in innovative solutions for the home and beauty industry, will open in the capital’s Lavina Mall. For the Dreame Technology brand, this will be its debut on the Ukrainian offline retail market.
In Khmelnytskyi, two large facilities are planned to open by the end of 2026: the 50,000 sq. m Temp SEC and the 6,000 sq. m Proskuriv Plaza shopping complex. The occupancy rate of both facilities has already reached 70%.
Also, a new phase of the Global UA SEC will open in Zhytomyr next year, increasing the total area of the complex by another 20,000 sq. m.
According to UTG company Director Evgeniya Loktionova, several key factors influence the Ukrainian retail real estate market: the economic situation, consumer behavior, and the geopolitical context. Forecasts for the sector’s development are based on these factors.
