Kyiv’s office real estate market may expand by a third in 5 years

In the next five years, Kyiv’s office real estate market may expand by a third, developers announce plans to put about 800,000 sq.m into operation in BC, the UTG company reported.

“Objects that were at a high stage of readiness are gradually being put into operation by developers. In 2022-2023, almost 140 thousand square meters were put into operation, which increased the market of high-quality office real estate in the capital to 2.55 million sq.m, by 5% compared to the pre-war period,” – Kostyantyn Oliynyk, head of UTG’s strategic consulting department, said at a press conference at the Interfax-Ukraine agency.

In particular, in 2022, the Magnett shopping center (V. Vasylkivska St., 139, GLA ≈ 43 thousand sq.m), the Aria shopping center (15a Druzhby Narodiv Blvd., 3 thousand sq.m), the Hlybochytsky shopping center (44 Hlybochytska St., 6 thousand sq.m), TAS Podol (23 Olenivska Street, 18 thousand sq.m), commercial center on 151 Ave. Bazhana, 13 thousand sq.m. m), Lake Plaza TOC (12 M. Malinovsky St., 5 thousand sq. m), Pixel Hub (1 Obolonsky Ave., 2.2 thousand sq. m).

In 2023, BC Twelve (12 Novokostyantinivska St., 13.3 thousand sq. m), GRADIENT.Business Center (4-6 Korolenkivska St., 20 thousand sq. m), BC on Ave. Lobanovskyi St., 96 (2,000 sq. m.), “Nyvky City” BC (67 Peremohy Ave., GLA ≈ 8 thousand sq. m.) was completed.

“If you look at the announced development, there are more than thirty projects (with plans for implementation in 2024-2030 – IF-U) with a total area of almost 800 thousand sq.m. Among them are entire cities that were designed not just for a potentially key tenant IT, and constitute a new layer of the modern real estate format, combining residential and office-commercial functions. One of them is the project of a business center on Protasiv Yar/Yamska street with an office component of 327 thousand sq.m,” Oliynyk said.

Among the announced projects is also IFC Capital Towers (ex-ITT Plaza), Korolenkivska St., 16-20, 48.6 thousand sq.m, NUVO business park (47 Zhilyanska St., 25 thousand sq. m), three UNIT campuses. City (3 Dorogozhitska St.) – B16 with an area of 9.1 thousand sq.m, B17 – 12.4 thousand sq.m, B18 – 18.9 thousand sq.m; BFK Metropole (91-93 V. Vasylkivska St., 18 thousand sq. m), BC Liner (17 Novokostyantinivska St., 25 thousand sq. m), Intergal City IFK (16b Staronavodnytska St., 30 thousand sq. m), IFC Arsenal Plaza (36-40 Hrushevsky St., 30 thousand sq. m), BC Grand Step (2 blocks, Dashavska St., 29,2 thousand sq. m), BC in 24 Zhylyanska St., (25 thousand sq. m), Business Center Nobel (Lybidska Square, 27,5 thousand sq. m), Business Center in Kanalna St., 33,4 thousand sq. m.
