Over 47 thousand sq. m: where SECs were opened in 2025 and will the geography change next year?

By the end of 2025, the Ukrainian commercial real estate market was replenished with a number of new retail facilities in Kyiv and the regions. The total leasable area (GLA) of projects opened during the year exceeded 47 thousand sq. m, which indicates a gradual recovery of investment activity in the retail sector. This was reported by Delo.ua with reference to information from the head of the Strategic Consulting Department of UTG company, Kostyantyn Oliynyk.

A showroom opened in the capital in the spring of 2025 Viyar at 23 Vaclav Havel St. The facility began operations on March 28 and has about 1,5 thousand sq. m of GLA. On May 7, the BalticSky shopping center also opened in Kyiv at 23 Baltiysky Ave. with a total leasable area of about 10 thousand sq. m.

Among the largest regional openings of the year is the Mayak A1 shopping and entertainment center in Odessa (Tayrovo district), which opened on August 29 with a GLA of 9.5 thousand sq. m. In the city of Izmail, the Pokrovsky SEC with an area of 5,3 thousand sq. m was put into operation, and in Uzhhorod — the Trade Mall SC with GLA of 3 thousand sq. m. the Mukachevo retail park opened in Mukachevo at 21 Andrei Sheptytskyi St. Its leasable area is 9 thousand sq m.

At the same time, developers have already announced a number of openings for 2026. In Kyiv, the launch of a shopping and office center in the Bereznyaki residential area (2 Sobornosti Avenue) with an area of 6,5 thousand sq. m, the Taryan Towers SEC (6 thousand sq. m), White Lines SEC on 1 Vasylkivska Street with a GLA of 28 thousand sq. m, as well as the Start SC on 32 Sholudenka Street (5 thousand sq. m). In Lviv, in the Sykhiv district, the GREAT SC with an area of 9 thousand sq m is planned to open.

Developer activity in 2025–2026 reflects growing demand from retailers and the gradual adaptation of retail real estate to new economic conditions. We will remind, 37,933 Ukrainians who are investors in the Inzhur REIT fund jointly purchased a large shopping and entertainment center – Vinnytsia Sky Park for UAH 1,513 billion. This deal is considered one of the largest during the years of full-scale war.
