A quick recovery of the residential real estate market is expected

The UTG company continues to analyze the real estate markets of Ukraine. In particular, according to the Ministry of Justice of Ukraine, at the end of 2021, state and private notaries concluded 320,165 contracts for the sale of apartments and individual residential buildings. At that time, the average annual number of agreements for 2016-2021 was 276,635 agreements. But due to military actions in 2022, the number of contracts fell by 68.9% or 99,633 contracts. This year, according to the forecasts of the experts of the “Department of Strategic Consulting”, an increase in activity on the residential real estate market is expected, and the number of transactions will amount to about 114,578 contracts.

According to the head of the “Department of Strategic Consulting” of the UTG company Kostyantyn Oliynyk, the estimated amount of deferred demand for the beginning of 2024 is about 339,059 unimplemented deals (out of 177,002 deals in 2022 and 162,057 deals in 2023). At the same time, the amount of cash savings in the hands of Ukrainian citizens for the purchase of housing is estimated at $11.4 billion, with an average apartment area of 55 sq.m and a cost of 1 sq.m of about $750. “Under such conditions, a quick recovery of the residential real estate market is expected immediately after the end of hostilities in Ukraine,” he summarizes.
