The effectiveness of retail real estate and the creation of uniqueness using the example of the WHITE LINES SEC

Currently, the Ukrainian retail real estate market is undergoing an evolution of SEC formats and a search for unique solutions. This was stated by UTG company Director Evgenia Loktionova during her speech at the RAU Expo 2025 conference. According to her, in recent years, traditional SCs of the district (Neighborhood) format have become the most popular, stable and successful. However, under the influence of external factors, this format has recently been improved. If earlier these were objects in the form of a shopping center for systematic visits with everyday goods to meet the needs of residents of surrounding residential neighborhoods, then they were transformed into smart SCs that combine the district format and a residential complex. A vivid example of which is the Smart Plaza Polytech SC and the Smart Plaza Obolon SC, developed by UTG company. They present everyday goods with accessibility “in slippers”, and they are combined with residential buildings. But now there is a further evolution of the district-format shopping center, thanks to which new objects are being created that combine a SC with a residential complex and have an integrated infrastructure. A vivid example of such evolution with the creation of unique advantages is the White Lines SC, the concept developer and exclusive broker of which is the UTG company.
The White Lines SEC is being built near the Holosiivska metro station in the central part of the capital and is part of the multifunctional complex of the same name. Its area will reach 51,500 sq. m, of which 27,000 sq. m are allocated for rent. Among the tenants of the SEC are well-known anchor tenants, including: the Silpo grocery supermarket with an area of 3,400 sq. m, the five-screen Multiplex cinema with an area of 1,200 sq. m and the Energym sports complex, which occupies an area of 3,200 sq. m.
The main feature of this shopping center is its harmonious combination with residential buildings in the concept of “live – work – study – relax”. It will present not only everyday goods – the most popular retail operators in the country, and entertainment for the whole family – a cinema, a children’s entertainment center, catering establishments, but also places for recreation – a sports club, its own park with green spaces on the roof. The territory also provides for a developed social infrastructure – a kindergarten, a private clinic, and administrative infrastructure – co-working for 1,500 workplaces, office space.
