Decreasing vacancy in shopping centers in Kyiv 2025

UTG company experts have calculated the vacancy rate of the capital’s shopping centers in 2025. According to analysts, in 2025 the average market share of vacant space in shopping centers in Kyiv was 12.8%, compared to 13.1% in the previous year. The main reason for the decrease in the average market vacancy rate was the problems with the Gulliver SEC.
In terms of formats, according to UTG experts, regional shopping and entertainment complexes have the most vacant space with a vacancy rate of 14.9%. In second place are district SECs with a rate of 13.9%. While specialized SECs have significantly less vacant space – only about a tenth of them are vacant. And the least number of empty spaces is observed in district SECs, where the vacancy rate is only 6.5%.
Therefore, according to the conclusions of UTG company experts, due to the change in developers’ interests due to the war and their displacement to other regions, new segments and alternative industries, retail real estate owners have a need to reformat galleries and conduct a reconception of existing facilities. These issues will become especially acute after the war in a number of commercial facilities, including extreme solutions.
