Rental rates in shopping centers in Kyiv

According to the analysis of UTG experts, typical rental rates in shopping centers in Ukraine are gradually approaching pre-war indicators. For example, rental rates for shopping gallery stores with an area of ​​50-200 sq.m in December 2024 amounted to $22.1, as opposed to $19.1 in 2023 and $18.7 in 2022.

In December 2024, fixed monthly rental rates per 1 sq.m excluding % RTO, VAT and EP in shopping centers in the capital were: for kiosks with an area of ​​1-10 sq.m from $70 to $250; for restaurants and cafes $1 – $15; for SECs $1 – $6; for cinemas from $1- $4; for clothing department stores with an area of ​​600-1500 sq.m from $1 to $18; for a fashion gallery with an area of ​​100-200 sq.m from $1 – $32; for electronics supermarkets from $1 to $8; and for grocery supermarkets from $1 to $15. At the same time, fixed rental payments were influenced by such factors as: firstly, stabilization of the RTO per 1 sq.m and the profitability margins of retailers. The gradual increase in competitive supply leads to a decrease in the average daily attendance of facilities, a decrease in the turnover of the SECs and the sales of individual stores. Secondly, minimizing the risks of retailers and shifting them to the developer (fixing the minimum payment, tying the rent to the % of the RTO, to the occupancy of the retail facility, actual attendance indicators). Thirdly, the problem of logistics and inventory – some operators cannot ensure the availability of a full range of imported goods in the sales hall. Fourth, there is a shortage of personnel – the outflow of qualified personnel from management companies and chain stores abroad.
