A shift in developers’ interests is observed

Due to military actions in Ukraine, a shift in developers’ interests is observed. Other regions are being considered for the implementation of commercial projects. These are mainly the more peaceful western and central regions, or other segments. For example, developers are now more interested in warehouses and logistics bases, recreational and hotel complexes, and alternative industries such as specialized manufacturing enterprises. According to analysts at UTG company, the implementation of shopping and entertainment complex projects in most regions of Ukraine is on hold, while in the western regions of Ukraine, on the contrary, there is increased activity.
Yes, commercial real estate projects have been announced for implementation in many cities in 2026-2027. In Lviv, these include the 800 sq. m Lyubinske Syaivo SC, the 1,275 sq. m LOCUS SC, the reconstruction of the Skrynia SC with an area of 18,500 sq. m, the reconstruction of the Nova Linia operator in Epicenter with an area of 15,000 sq. m, the Shuvar shopping and sports center with an area of 16,000 sq. m, and the Safe Town multifunctional complex with an area of 5,000 sq. m. In addition, the city may see the launch of the Kvartal City SEC with an area of 21,400 sq. m, the Zelena SEC with an area of 7,683 sq. m, the Petlury SEC with an area of 9,633 sq. m, the Avalon Terra residential complex with an area of 5,000 sq. m, the Provesin SC with an area of 17,000 sq. m, and others. The following projects are also planned for implementation in Uzhhorod: the IDM Mall business center with an area of 1,720 sq. m, the Trade Mall SC with an area of 2,000 sq. m, the Residents Mall SEC with an area of 11,000 sq. m, the Ukraine SC with an area of 11,710 sq. m, the For Life SEC with an area of 21,460 sq. m, Ungvar Center SEC with an area of 43,472 sq. m, Plaza Nova SC with an area of 16,795 sq. m, and Onokivtsi retail park with an area of 20,040 sq. m. In Chernivtsi: Karpaty SEC with an area of 13,374 sq. m, Maidan-2 SEC with an area of 27,400 sq. m, Podarunok SC with an area of 3,500 sq. m, Bukovyna Mall SEC with an area of 18,900 sq. m, Benish Plaza SEC with an area of 6,100 sq. m, Barselona SC with an area of 9,080 sq. m, Tera Hall SEC with an area of 17,000 sq. m, and Gallery Chicago SEC with an area of 7,100 sq. m. In Mukachevo: Rosvyhivsky SC (3,500 sq. m), Retail Park Mukachevo (8,900 sq. m / 15,900 sq. m), and Silver Park Mukachevo (4,000 sq. m). And in Khust: EcoPolis SEC with an area of 13,500 sq. m and a shopping and market complex with an area of 8,000 sq. m.
Nevertheless, the announced projects are being implemented slowly and there has been no significant increase in commercial space. During the war, the following facilities have opened in western regions: in Uzhhorod: the Pannonia SEC and the first phase of the Korona SEC; in Chernivtsi: the Mebli City SC and the Agromat showroom; in Truskavets: the Vector SC. But one way or another, the availability of retail space in western Ukrainian cities shows positive dynamics. This year, Uzhhorod took first place with 956 sq. m of GLA per 1,000 people, followed by Lviv with 952 sq. m per 1,000 residents. Meanwhile, Kyiv, with 902 sq. m of GLA, ranks only third in terms of retail space per 1,000 people.
