Shopping centers and residential real estate are changing in the realities of war

Retail real estate in Ukraine is significantly changing its content as a response to the challenges of the war (mass outflow of the population abroad, a decrease in the number of children, curfew restrictions). This was reported by UTG company.
In particular, the demand for cinemas, sports centers, and document services is decreasing. Shops with military products and goods became widespread. Ukrainian producers demonstrate increased loyalty, their share among tenants is increasing. At the same time, the plans of international chains and large-format department stores are reduced. There is a refusal to expand into the regions, online sales channels and distribution of products through delivery services are developing. In general, there is a revision of commercial conditions with subsequent correction of economic efficiency indicators.
In residential real estate, developers begin to embody the experience of Israel, design and implement a system of thicker load-bearing concrete walls, stronger and more protected shafts for placing individual shelter rooms (“mamad”). The rooms are equipped with armored doors protected by shutters. Window technologies are being improved, reinforced layers or glass-triplex are being implemented to protect against blast waves and reduce the risks of injury. Autonomous wireless engineering technologies and security systems are gaining further development and involvement in projects. In the living rooms, there is a place for the installation of solid fuel fireplaces (with the possibility of heating and cooking) connected to separate air ducts.
In general, all segments of real estate adapt structures to the needs of people with limited mobility, increase control over their compliance with the requirements and compliance.
