SEC news: Sakura park, Korona, Zlata Plaza, Giraffe Mall, Respublika Park and others

At the end of 2024, new shopping malls were opened in Ukraine, and existing facilities that qualitatively used marketing tools to attract customers, improved comfort for visitors and tenant-mix, had an increase in attendance and turnover, and other news.
Shopping mall attendance increased in 2024
According to UTG analysts, as of December 2024, traffic in SECs was 383 people per 1,000 sq.m. GLA. For comparison, in December 2023, it was 367 people. At the same time, the attendance of regional shopping malls increased the most – from 280 to 305 people per 1,000 sq.m. GLA. While the attendance of shopping centers of the district format increased only from 501 to 504 customers per 1000 sq.m GLA.
The Sofia Mall SEC’s reconceptualization yielded positive results
The Sofia Mall SEC opened in 2021 in one of the densely populated areas of the capital – Sofiivska Borshchagovka, and at the time of its launch was a specialized furniture shopping center. After the start of a full-scale war, the demand for furniture sharply decreased. And the SEC’s vacancy rate in February 2023 reached 75%, it was visited by up to 2,000 people per day, mostly Silpo buyers. But after the reform, the SEC’s performance improved significantly. New Balance, Arena Stores, Orange Club, Sinsay, Jysk, Famo and other outlets opened here. Already in the summer of 2024, the SEC’s vacancy rate was zero and 15,000 people visit it daily.
Opening of a new SC in Khmelnytskyi region in November 2024
At the end of November 2024, the first stage of the Sakura Park SC opened in Kamianets-Podilskyi at 5 A, Yevhen Konovaltsya St., with a total area of 5,000 sq.m and a retail area of 3,500 sq.m. It is worth noting that this is the first professional SC in the city. It already houses the following stores: Sinsay, Goldi, Sezon, MBM my home, Eva, Famo, Pandora, Sekunda, Zolotoy Vyk, Tekhnoprostir, Bulka market and many others. On the ground floor of the Sakura Park SC: the most popular grocery supermarket in the Khmelnytskyi region – Bulka market with an area of 800 sq.m, where its own kitchen and confectionery are additionally presented.
The opening of the second stage is scheduled for the fourth quarter of 2026 and will increase the SC to 12,330 sq.m. m of total area and 9,000 sq.m of retail space. Also planned are the opening of a fountain in the spring of 2025, renovation of the park, creation of new paths, installation of benches and planting of cherry blossoms.
Results of the Respublika Park SEC in 2024
For the Respublika Park SEC, 2024 was a year of record figures. Traffic grew steadily. On weekdays, the SEC hosted more than 65,000 people, on weekends this figure exceeded 100,000 people. And on the anniversary day, a record number of visitors came to the charity concert of the Antitila band – 127,845 people. And the annual traffic – 20,296,000 visitors.
Respublika Park SEC also confirms an increase in turnover by 47.5% in 11 months of 2024 compared to 12 months of 2023. In total, more than 30 new stores and establishments opened in the SEC in 2024.
A new SEC OST.park is being built in front-line Zaporizhzhia
In the Oleksandrivskyi district of Zaporizhzhia, which is located 35 kilometers from the front line, construction of a new five-story shopping and entertainment center OST.park began in 2024. It is located at 38 Zaporizhzhia Street. There will be parking and underground commercial premises with a storage function.
The first part (two floors of the right wing) will be put into operation in the first quarter of 2025, and the full opening is planned for the second quarter of 2026.
In November 2024, the first stage of the Korona shopping mall in Uzhgorod opened
The new Korona SEC is located in the very center of Uzhgorod, near Teatralna and Fentsyk squares. This is a three-story project with a total area of 14,000 sq.m and a rentable area of 10,500 sq.m. m, designed for more than 75 network international and national operators present on the Ukrainian market. Once upon a time, the Verkhovyna hotel and restaurant operated in its place, its restoration began back in 2015. And in 2023, the consulting company Colliers Ukraine joined the work and was appointed as an exclusive consultant. Initially, it was planned that the launch of the SEC would take place in several stages: in the fall of 2023 – the first phase, and in the spring of 2024 – the full implementation of the project.
But on November 1, 2024, only the first phase was launched. Among the tenants are the first KFC in Transcarpathia (265 sq.m), as well as the Jasmine (63 sq.m), Yabko (57 sq.m), Zhan (57 sq.m), Viva Cosmetics (41 sq.m), Empire of Gold (41 sq.m), Smaragd (36 sq.m), SOVA (29 sq.m).
Currently, the construction of the next stage of the SEC is in its final stages, and its opening is scheduled for spring 2025.
After the reconstruction, the Giraffe Mall SEC in Irpen opened
On December 20, 2024, the updated Giraffe Mall shopping center in Irpen opened in a new design and concept. Recall that at the beginning of the full-scale Russian invasion of Ukraine, the facility was not occupied, but 90% was destroyed. The total area of the first stage of the rebuilt shopping center is 6,800 sq.m, the rental area is 5,500 sq.m. Among the anchor tenants are the Silpo supermarket, the Polish fashion brand Sinsay, the Comfy electronics and appliances store, and the Scandinavian home goods chain Jysk. The Eva, Zolotoy Vik, Gracia, Bila Romashka pharmacy, eZOO, and others are also represented here. And in the future, the project developer plans to expand to the second stage, where the emphasis will be on the entertainment component.
In December 2024, the renovated Pokrovsky SC in Rivne was put into operation
The two-story Pokrovsky shopping center has not been operating since 2022. Currently, the anchor tenants are the fashion brand Sinsay (724 sq.m) of the Polish group LPP and the grocery discounter Thrash!Trash! (429 sq.m) of the Fozzy Group holding.
Epicenter buys a land plot with an unfinished SEC KyivMall
The Epicenter K group may buy the DyvoCenter company, which rents a land plot and owns an unfinished SEC KyivMall in the capital, writes Forbes. The plot is located on the outskirts of a large residential area of Osokorki, on the right is the grocery SC Metro, and across the avenue is Epicenter with a retail area of over 42,700 sq.m. Epicenter K group received permission from the Antimonopoly Committee to acquire control over DyvoCenter LLC.
The agreement is still ongoing, and what exactly Epicenter plans to do with the long-term construction is unknown. The total area of the future KyivMall was supposed to be 110,700 sq.m, but the current readiness of the SEC is only 30%. Initially, its opening was planned for 2013, then – in 2018.
Results of the work of the Rivne SEC Zlata Plaza
Ten new stores opened in the SEC Zlata Plaza over the year, including popular brands Harvest, Kiko Milano, Sister’s Aroma and others. Six existing stores updated their formats, in particular Allo MAX, Aurum. In 2024, over 2.8 million UAH of aid was transferred to support the defenders. And the company’s inclusion in the “white business club” of the State Tax Service of Ukraine is confirmation of the responsible leadership that the state needs during the war. Also, over the year, the shopping center organized over 60 charity events with fundraising to support the Defense Forces of Ukraine.
The SEC also continued to work towards barrier-free access and introduced new free services for guests: rental of power banks, umbrellas, strollers and wheelchairs, bicycle service and stands for children in the bathrooms, and improved the inclusiveness of the entrance groups. Also among the changes are contrasting stickers on the glass at all entrance groups, information about the working hours is duplicated in Braille, and tactile tiles are laid in front of the entrance to the SEC.
Caring for the environment, the SEC continued to develop its environmental projects. The solar power plant on the roof produced 200,000 kW of “green” energy per year. Over the year, the Zlata Plaza SEC recycled more than 10,700 kg of waste paper, 350 kg of glass, 175 kg of plastic and 380 kg of batteries. The company also cooperates with the NGO Power kit – it sends used electronic cigarettes, which are processed into power banks, and donates for their components.
Co-owner of ATB Gennady Butkevych goes into real estate
In early November 2024, Gennady Butkevych announced a partnership with Saga Development in the construction of residential complexes in Kyiv. The company began construction of the Equides Villas cottage town, located 13 km from the center of Kyiv. It will consist of villas with an area of 80 to 138 sq.m. Another project – the opening of the first in the group of its own shopping center with an area of 3800 sq.m. is planned for the first quarter of 2025, writes Forbes.
