The total supply of new space in Kyiv is estimated at 250,000 sq.m. According to the expert, currently development activity is gradually shifting to the western regions of Ukraine, however, large projects are also being announced in the largest cities of the central, eastern and southern regions.

“Development activity is observed in many cities of Ukraine. Approximately 20% have been announced in Odesa, several large projects and about 10 small ones with an area of up to 4 thousand sq.m are being built in Dnipro. At the same time, development activity is now shifting to the western regions of Ukraine. In the perspective of three or four years, all these objects will gradually enter the market, and this will affect the vacancy rate,” he said.

According to UTG, until the opening of the current year in Odesa, the “Akvarel” (7.5 thousand sq.m), IT Town IFC (15 thousand sq.m), Portico Mall (5 thousand sq.m) SECs, then as a total offer, including projects frozen and announced for launch in 2023, is more than 306,000 sq.m.

In Dnipro, the opening of the Karavan (63,000 sq.m), Terra-Nova (23,100 sq.m) and Sich (23,100 sq.m) SECs are announced for 2025. The total offer is estimated at 164.3 thousand sq.m.

Among the expected projects in Khmelnytskyi for 2024, the opening of SEC TEMP (14.6 thousand sq.m), BFK Sport City (50 thousand sq.m), 2-3 stages of SEC Urban Street (18 thousand sq.m), by 2025 – SEC Proskyriv Plaza (24.6 thousand sq.m) and BFK Harmony Plaza (25 thousand sq.m) are announced. The total offer on the city’s commercial real estate market is 145.7 thousand sq.m.

The prospective offer of the SEC in Zaporizhzhia is 228,000 sq.m, however, the announced projects are currently frozen, including SEC Khortitsa Mall (69 thousand sq.m), River Park (former “Karavan”, 67.5 thousand sq.m), Alexander Plaza (46 thousand sq.m) , “Apollo” (40 thousand sq.m) and others.

Meanwhile, in Uzhgorod, the objects announced for introduction in the next two years include the shopping center “Ukraine” (11.7 thousand sq.m), Korona (7.8 thousand sq.m), as well as a shopping center on the str. Gagarina (2 thousand sq.m).

As the company noted, in other regions of Ukraine by 2024 the opening of Bucha Gallery (66,000 sq.m, Bucha, Kyiv Region), Green Gallery (62,600 sq.m, Chabany, Kyiv Region), Sakura Park (9 thousand sq.m, Kamianets-Podilskyi), A7 (7.5 thousand sq.m, Ivano-Frankivsk), Pokrovsky (4.5 thousand sq.m, Izmail Odesa Region), “Rosvygivskyi” (3.5 thousand sq.m, Mukachevo, Transcarpathian region) SECs are announced.
