Attendance at shopping centers in Kyiv is gradually recovering

The UTG company continues to analyze the commercial real estate market of Ukraine. In particular, the company’s analysts noted a gradual increase in the number of visitors to the capital’s shopping centers by 25% in 2023 compared to 2022. Thus, according to their data, the average daily attendance of shopping centers in Kyiv for the Average foot-fall format increased from 475 in 2022 to 501 people per 1,000 sq.m of GLA in 2023. For Regional format shopping centers, the growth was from 255 to 280 people per 1,000 sq.m GLA, and for Community format – from 343 to 367 people per 1,000 sq.m GLA.

According to analysts, as a result of the 2020-2021 coronavirus years, about 44% of the population began to visit shopping facilities less often, and the average market rate of attendance by the beginning of 2022 decreased from 687 people to 506 people per 1,000 sq.m of GLA. Then, during the first months of hostilities, shopping centers were closed and attendance in mid-2022 dropped to an all-time low of 291 people. But the expulsion of enemy troops from the territory of Kyiv region returned the population to the capital, led to the opening of commercial real estate, and attendance gradually began to recover, reaching 367 people by December 2023.

According to the forecasts of UTG company experts, in the new year 2024 we will also see a further increase in the number of visitors to shopping centers. This will take place against the background of the opening of closed stores of popular international chains, the emergence of new international retailers and the gradual recovery of the population’s income.
