Sofia Mall SEC is an example of a successful reconception

As part of the reformatting of the Sofia Mall SEC from the specialized furniture to the shopping and entertainment, the first floor of the updated center was filled by 96%. After the reconception, the Sofia Mall has already opened shops JYSK, KFC, Arora, Glitter, Suuf, Dune, Nova Poshta and others. Concerning the second level of the shopping mall, there are currently signing contracts to open new outlets and department stores.
The total area of the Sofia Mall SEC is 13000 sq.m. The object opened in 2021 in one of the densely populated areas of Kiev – Sofiivska Borshchagivka, but at the time of launch was a specialized furniture shopping center. However, as a result of multilateral analysis, taking into account the location and flows of potential visitors, UTG experts have decided to change the format of the object. At the same time, UTG has been the developer of the concept and an exclusive project broker. As a result of the reconception, the two-level Sofia Mall was re-profiled from the furniture to the shopping and entertainment center with a lease area of 11,000 sq.m. The anchor tenants of the renovated shopping mall became the Silpo supermarket of 3000 sq.m, as well as the KFC restaurant, which is located on the first level on an area of 314 sq.m with a summer terrace and a driver of 183 sq.m and a shop for a JSK house with an area of 1280 sq.m.
The change in the concept of the object has a significant increase in the flow of visitors from new multi-storey residential complexes. “The reconception of Sofia Mall gave a “new life” of the object, increased its competitiveness and attractiveness in the eyes of both visitors and tenants,” – said UTG project manager Anna Klimenko. – “We have also achieved an increase in the time of stay in the SECdue to the opening of popular stores and restaurant. Thus, the change in the format of the SEC has led to improving the traffic of visitors, increasing the turnover of tenants and minimizing the vacancy of the object.”
