Office rental rates have stabilized

Rental rates in the capital’s business centers, after a significant decrease at the end of 2022, have somewhat stabilized by mid-2023. “Rent in class “A” office centers is about $20.1, in class “B” – $12.2, and in BC “C” class is about $9.6,” – reports the head of the strategic consulting department of UTG Kostyantyn Oliynyk.
The expert explained this stabilization by the fact that by the end of 2022, computer, information and telecommunication services reached $3,713 billion, accounting for 40,5% of the volume of services exports or 6,96% of Ukraine’s total exports. That is, the IT sphere of Ukraine turned out to be quite stable during the war. Despite the difficulty of attracting new customers, the reduction of the IT industry was only -7,9%, while the total export of goods and services fell by -34,06%. This year there is a continuation of the trend.
But, despite the positive trend, Kostyantyn Oliynyk emphasizes the slow continuation of negative trends in the office real estate market. By the end of this year, the analyst predicts a further reduction in income from computer and information services, a reduction in jobs, an outflow of personnel abroad, a freeze in development activity, and a slight stabilization of rental and vacancy rates.
