The expert is confident that the demand for classic or format shopping centers will return. Ukraine’s retail real estate market undergoes significant transformations during the war. Stressful challenges have shaped new trends in commercial real estate development. This was reported by Vadym Neposedov, founder and president of UTG company, Interfax reports.
Among the new trends is the implementation of autonomous workplaces and points of invincibility. On the other hand, the market has limited reserves for the growth of retail sales. The mass outflow of the population abroad and the decrease in the number of children have led to a lack of demand for children’s entertainment, education, goods and toys. Even among adults, there is a decrease in demand for leisure and recreation due to the curfew, which leads to a low feasibility of buying evening clothes or due to remote work, limiting the need for new clothes in general. The negative consequences of the situation in the country are also reflected in the moderation of the work of entertainment operators (cinemas, DRCs, bowling alleys), sports facilities and catering establishments.
The expert is confident that the demand for classic or format shopping centers will return. After all, after years of threats and missile alarms, with the gradual restoration of well-being, buyers will increasingly visit shopping galleries of modern, architecturally attractive shopping facilities with a festive atmosphere, comfortable living conditions, a wide range of products, original entertainment and facilities for long-term leisure. That is why the focus of developers will return from alternative industries and segments back to trade and housing.
It was previously reported that new buildings will include a social component from the developer: some of the apartments will be available for families who lost their homes due to the war or need additional support. This was emphasized by the Deputy Prime Minister for Recovery – Minister of Community and Territorial Development of Ukraine Oleksiy Kuleba during a working trip to Irpin.
