Forbes.ua published a material stating that Dragon Capital, owned by the Tomas Fiala family, is selling the Smart Plaza Obolon shopping and entertainment center in Kyiv. The buyer is Oleh Balyash from Lviv.<\/p>\n
This Smart Plaza Obolon SEC is located at the Minska metro station in one of the most densely populated areas of the capital – Obolonsky. The developer of the project was Oleksiy Baranov’s A Development company, and Vasyl Khmelnytsky’s ex-company UDP invested in the creation and construction. The SEC opened in January 2019, and in the same year it was bought by the Dragon Capital group. The cost of the transaction was not disclosed.<\/p>\n
According to Evgenia Loktionova, director of the UTG consulting company (which was the concept developer and exclusive broker), Smart Plaza Obolon SEC is a district shopping center focused on daily purchases. Its total shopping center area is 13,000 sq. m, and the area for rent is over 9,000 sq. m. \u201cThe shopping center has a universal concept and all three components of efficiency: a good location near the metro, the right tenant mix, and high-quality tenant potential,\u201d says Evgenia Loktionova.<\/p>\n
At the same time, the second SEC in the capital – Smart Plaza Obolon and Smart Plaza Polytech (which was sold earlier) – are related, the SECs were opened with a difference of a year or two, both have more than 50% of the same tenants. There are no plans to change the tenants of Smart Plaza Obolon. Thus, according to market experts, Smart Plaza Obolon is an investment in long-term and predictable cash flow.
