According to data from the State Statistics Service of Ukraine and the Main Department of Statistics in Kyiv, Kyiv\u2019s residential real estate market is showing signs of gradual recovery. However, investment in construction during the early stages remains quite risky and in low demand. The greatest demand is for ready-to-move-in or nearly ready housing with a completion date within one year. At the same time, construction prices in April 2026 rose by 3.1% compared to March 2026 and by 19.9% year-over-year compared to April 2025. Meanwhile, the production of construction products in January\u2013April 2026 decreased by 2.0% compared to January\u2013April 2025.<\/p>\n<p>The total floor area of residential buildings commissioned in Kyiv in 2025 was 1.2 million sq.\u00a0m. The majority of new housing was commissioned in the Holosiivskyi and Darnytskyi districts: 266,000 sq.\u00a0m and 132,000 sq.\u00a0m, respectively. If we analyze the total area of residential buildings commissioned by type, the majority of the housing commissioned was in apartment buildings. Among the most popular types of housing on the Kyiv market, one-bedroom apartments remain the favorite. Additionally, interest in living on the outskirts of the city is growing. At the same time, new construction projects in Kyiv are gaining popularity.<\/p>\n<p>This is driven by several factors. First and foremost, modern new construction projects offer innovative solutions, comfortable living conditions, and energy efficiency, making them attractive to buyers and renters. One of the main advantages is the use of the latest construction technologies, which ensure higher-quality housing. New developments are also typically located in areas with well-developed infrastructure. This includes the presence of schools, kindergartens, medical facilities, as well as shopping centers and recreational areas. Financial considerations also influence the demand for new developments. Many developers offer favorable financing terms, such as installment plans or mortgage programs with low interest rates. This makes home ownership more accessible to a wide range of people.<\/p>\n<p>Demand for high-quality housing is driving a gradual rise in prices, which is also influenced by rising construction costs: inflation, higher prices for building materials and energy, currency fluctuations, and a shortage of skilled workers. As a result, a square meter of housing in a new building this year costs between $940 and $1,850+, while the average price of a one-bedroom apartment on the secondary market is about $73,000. According to statistics, construction prices in April 2026 rose by 3.1% compared to March 2026 and by 19.9% year-over-year compared to April 2025. At the same time, construction output in January\u2013April 2026 decreased by 2.0% compared to January\u2013April 2025.<\/p>\n<p>However, in addition to rising housing costs, the residential real estate market is negatively impacted by the underdeveloped mortgage lending market, a shortage of creditworthy borrowers, low levels of creditor protection, and the demand for long-term payment plans from developers.
