They also conduct a respectful dialogue between the parties, search for tools for flexible entry into the project, gradually increase rental payments, find compromise options with tenants (distribution of costs for repair work, risk sharing, rental holidays, tying most of the rent to a % of the RTO), etc.<\/p>\n<p>Last year, a record number of shopping and entertainment centers opened in Ukraine for the entire period of full-scale invasion. But the difficult situation in the country leads to the fact that the market is replenished mainly by facilities for which there is already a demand from tenants, as well as which have signed lease agreements for most of the premises. For example, according to the director of UTG company Evgenia Loktionova, the market is preparing for the opening of several new shopping centers and retail parks in Ukraine. \u201cIn Kyiv, the most anticipated project is White Lines on Vasylkivska Street,\u201d she reports.<\/p>\n<p>However, experts emphasize the deepening challenges facing developers. First of all, these are the security requirements that arose due to the war, and accordingly, to construction technologies, and with them the cost of creating new facilities. Therefore, the market is witnessing the formation of dual-purpose premises based on underground parking lots, basement shops \/ pubs, the transformation of basements for use as collective storage, the implementation of autonomous workplaces and inviolability points, the adaptation of structures to the needs of low-mobility population groups, and so on. At the same time, in the eastern, southern and central regions, security demands are higher, but they have also become relevant for any part of the country.<\/p>\n<p>In commercial real estate, security requirements for tenants are now a matter of principle. Therefore, for some national\/international retail chains, the answer to wartime expansion was to find a \u201cknow-how\u201d: opening in basements and ground floors for increased protection of visitors and staff.
