According to the UTG company analysts, this segment in the first half of the current year demonstrated stability and adaptability, which was reflected in the sector&#8217;s key indicators. Thus, the retail turnover of Ukraine in January-April 2025 grew both in national currency (+20.33%) and in dollar terms (+14.05%).<\/p>\n<p>As experts note, the popular demand for life support systems to counteract the consequences of the war, shelling of power plants and boiler houses has almost been exhausted. Ukrainians have reduced the volume of purchases of such goods as: canned food, medicines, hygiene products, military goods, solar panels, charging stations, generators, autonomous Internet, flashlights, stoves and batteries. Therefore, consumers are gradually returning to clothing and footwear stores. At the same time, the impact of remote work and curfew continues to be observed on the market, which is expressed in the limited need for casual and elegant clothes. At the same time, the attitude of Ukrainians to shopping, entertainment and visiting restaurants or consuming savings as a tool to combat stress and negative news remains at a high level. Against this background, the attendance of shopping centers continues to recover and as of July 2025 averaged 393 people per 1,000 sq.m of GLA. At the same time, centers of the district (Neighborhood) format with products and services of everyday demand in the assortment are the least prone to fluctuations in attendance. In the first half of 2025, they were visited by 670 people per day. But shopping centers of the district (Community) format demonstrate attendance at the level of 522 people, which indicates greater stability compared to regional facilities, which received 315 people per day.<\/p>\n<p>According to the calculations of analysts of the UTG company, the increase in attendance leads to a decrease in the vacancy rate in shopping facilities, which as of July 2025 amounted to about 12.9% on average. At the same time, the highest vacancy is characteristic of the regional (15.1%) and district (14.8%) formats. While the lowest vacancy level is observed in district shopping centers (6.6%). And the decrease in vacancy in retail facilities leads to a gradual increase in rental rates, which as of July 2025 for premises of a shopping gallery with an area of \u200b\u200b50-200 sq.m amounted to $\u00a022.2 per 1 sq.m (excluding % RTO, OPEX, VAT, KP).<\/p>\n<p>The sustainability and adaptability of retail real estate is also evidenced by the continued development of new areas. In the first half of 2025, the &#8220;BalticSky&#8221; shopping center (GLA ~ 10,000 sq.m) and the &#8220;Viyar&#8221; showroom (GLA ~ 1,500 sq.m) opened in Kyiv on V. Havela, 23. Also, according to the plans, in 2025-2026, about 7 more facilities with a rental area of about 90,000 sq.m may be opened.
