According to which the cost of housing construction in dynamics increases by +16% annually due to changes in the cost of building materials, workers\u2019 wages, the introduction of modern technologies (panoramic glazing, hinged facade systems), autonomous and advanced engineering systems (heat pumps, generators, solar panels, air conditioning, ventilation, central vacuum cleaner). Also, the price increase occurs against the background of the evolution of conceptual projects, the relocation of residents from wealthy regions, a large competitive offer, the requirements of real buyers for materials, public areas, and elements of internal infrastructure are increasing. In general, during the war years, the average cost of 1 sq.m of housing in the Kyiv region increased to 37,900 UAH or $910.<\/p>\n<p>According to the Order, the average annual indicators of the indirect cost of housing construction refer to the total area and do not take into account: the cost of attracting a land plot (+8-15%), advertising, marketing and costs of promoting the complex, the cost of attracting financial resources, costs of organizing the work of the sales department, and some other items. Therefore, to correctly estimate the cost of 1 sq.m of sales area (GSA), it is necessary to additionally introduce an adjustment for the losses of public places, corridors, passages, stairwells, elevator nodes, etc. (+20-25%).<\/p>\n<p>According to experts\u2019 conclusions, including due to the increase in the cost of construction, there is an increase in the cost of housing in Kyiv both in the national currency (when the average price of 1 sq.m is 54,600 UAH) and in dollar equivalent (when the cost of 1 sq.m is $1,300). At the same time, pricing in the multi-apartment real estate market of the Kyiv region is characterized mainly by a single factor &#8211; remoteness from the borders of Kyiv and practically completely ignores the individual characteristics of settlements.<\/p>\n<p>In general, the growth in the cost of housing construction and the offer price in the primary housing market leads to an increase in the scale of construction of individual projects with a reduction in the total number of active alternative options. There is also a natural segmentation &#8211; the offer of \u201cinexpensive\u201d housing (\u201ceconomy\u201d \/ \u201ccomfort-\u201d) is moving to the suburbs, stimulating an increase in the class of residential complexes in Kyiv with implementation at a higher price.
