According to their data, in the dynamics of 2011-2023, the following volumes of housing were put into operation annually: 9,390,081 sq.m in Ukraine, of which about 13.7% or 1,345,972 sq.m in the capital and 17.3% of the all-Ukrainian volumes or 1,632,288 sq.m in the Kyiv region. Even despite the active military operations in the country, housing continues to be actively built, and the results of 2023 did not fall catastrophically and amounted to 76.25% or 7,380,752 sq.m of the average annual value. Also, in the 3 quarters of 2024, the volume of housing construction in the Kyiv region has already amounted to 1,395,111 sq.m and surpassed the indicators of 2023, when 1,387,605 sq.m were put into operation, and according to the results, last year reached the average annual\u00a0pre-war indicators.<\/p>\n<p>According to the conclusions of UTG experts, military operations contributed to the transfer of construction activity to safer regions of the western part of the country and a complete stoppage of work in the combat zone. There is also a shortage of working personnel at construction sites due to mobilization and outflow abroad. But the urbanization of the suburbs of the capital and the active development of local infrastructure (commercial, entertainment, social, engineering), road and transport connections are gradually increasing the comfort of living in the suburbs, which contributes to the growth of development activity in satellite settlements. Due to which the Kyiv region returns to pre-war indicators.<\/p>\n<p>In general, an average of 17,501 apartments and 887 houses are put into operation in Kyiv annually. In terms of construction volumes in 2024, the following administrative districts of the capital were in the lead: Podilskyi (24.4%), Holosiivskyi (22.2%), Darnytskyi (15.2%). But the central Pecherskyi district occupies only 6th position with 7.5% of housing construction volumes. At the same time, the average area of \u200b\u200bapartments in dynamics is gradually decreasing due to the gradual decline in the well-being of citizens and the increase in the cost of operating real estate. Also, the consequences of the coronavirus pandemic and military operations in the country led to a decrease in the purchasing power of most categories of citizens, restrictions on the general purchase budget, refusal from expensive purchases, and a wait-and-see attitude. In addition, the increase in the cost of housing and utility services and utility costs contributes to a decrease in the required housing area \u2013 the layout of apartments and individual houses is becoming more rational, ergonomic, and thoughtful.<\/p>","protected":false},"excerpt":{"rendered":"<p>UTG experts analyzed the situation on the housing market.
