According to the Statistical Service of Ukraine, the State Department of Statistics of Kyiv and the State Department of State Administration of Kyiv region, this year there is a positive trend in the volume of housing put into operation in Ukraine and Kyiv. According to statistics, 7,381 million sq.m of housing was commissioned in Ukraine in 2023, and 4,567 million sq.m in the first half of 2024. At the same time, in 2023, 1,014 million sq.m, 832, and 1,388 million sq.m were put into operation in Kyiv region. And in the first half of 2024, 0.629 million sq.m in the capital and 0.958 million sq.m in the Kyiv region have already been commissioned.<\/p>\n<p>According to UTG analysts, in 2011-2023, an average of 9,390 million sq.m of residential real estate was commissioned annually in Ukraine, of which Kyiv accounted for approximately 13.9% of the all-Ukrainian value &#8211; only 1,346 million sq.m, and about 17.4% for the Kyiv region &#8211; 1,632 million sq.m.<\/p>\n<p>Even in 2022-2024, housing in Ukraine continues to be actively built. Thus, the results of 2023 \u2013 7,381 million sq.m or 76.25% of the average, demonstrate that the volumes of housing put into operation during the war years are not catastrophically different from the average. At the same time, high rates of construction and installation work are also characteristic of Kyiv (1,014 million sq.m or 75.3% of the average) and Kyiv region (1,388 million sq.m or 85.0% of the average).<\/p>\n<p>At the same time, experts highlight the latest trends in the residential real estate market. First, the military operations contributed to the relocation of construction activity to safer regions in the western part of the country, and to the cessation of work near the combat zone. Secondly, the limited supply of land plots in the capital, the lack of a transparent primary land market, the complexity, duration and high cost of the DPT development procedure, making changes to urban planning documentation lead to an increase in development activity in satellite settlements. Thirdly, the urbanization of the suburbs and the active development of local infrastructure (shopping, entertainment, social, engineering), road and transport connections with Kyiv constantly increase the comfort of living in the suburbs.<\/p>\n<p><img decoding=\"async\" loading=\"lazy\" class=\"alignnone wp-image-5226 size-full\" src=\"https:\/\/utgcompany.com\/wp-content\/uploads\/2024\/10\/2-1.png\" alt=\"\" width=\"1091\" height=\"527\" srcset=\"https:\/\/utgcompany.com\/wp-content\/uploads\/2024\/10\/2-1.png 1091w, https:\/\/utgcompany.com\/wp-content\/uploads\/2024\/10\/2-1-300x145.png 300w, https:\/\/utgcompany.com\/wp-content\/uploads\/2024\/10\/2-1-1024x495.png 1024w, https:\/\/utgcompany.com\/wp-content\/uploads\/2024\/10\/2-1-768x371.png 768w\" sizes=\"(max-width: 1091px) 100vw, 1091px\" \/><\/p>\n<p>Therefore, analysts predict that the positive dynamics of the volume of housing put into operation in Kyiv and the region will continue to be observed. Thus, according to her data, as of the end of 2023, 60.5% of the population of Kyiv and 46.1% of the Kyiv region live in overcrowded housing. At the same time, the housing stock of Kyiv consists of 10.5 thousand buildings, of which 2.5 thousand were built before 1941, and 82.4% of housing was put into operation in 1960-1990 (this is mainly panel construction with a standard period of operation of 50 years). On average, 17,501 apartments and 887 houses are commissioned annually in Kyiv, which cannot cover the housing shortage. At the same time, the average area of \u200b\u200bapartments decreased sharply in 2010-2018 (from 93.1 sq.m to 60.7 sq.m), with a subsequent change in the trend to increase to 67.4 sq.m by the end of 2023. Also, the dynamics shows a gradual reduction in the number of introduced individual houses (from 3,352 to 137 units).<\/p>\n<p>According to analysts, the consequences of the coronavirus pandemic and military actions in the country led to a decrease in the purchasing power of most categories of citizens, which significantly limited the overall budget for purchases and led to the abandonment of expensive purchases and a waiting position.
