And if we take into account closed tenants, it is approximately 19.7%. That is, a fifth of all retail spaces are actually closed. In the near future we predict big problems with filling in large facilities of a regional format, where the actual vacancy is more than 27%\u201d, \u2013 said the head of the strategic consulting department of UTG Kostyantyn Oliynyk at a press conference at the Interfax-Ukraine agency.<\/p>\n<p>According to the expert, the difficulties in filling retail spaces are connected with the shortage of large \u201canchor\u201d tenants, uncertainty in the work of entertainment operators, and the limited range of active retailers, which inhibits their scaling.<\/p>\n<p>In terms of formats, the highest rates of actual vacancy are shown by SECs of regional and district formats \u2013 27.2% and 18.8%, respectively. In specialized shopping centers, the indicator is on average 10.6%, in district shopping centers \u2013 7.4%. At the same time, the vacancy rate in some facilities reaches 60%, UTG notes.<\/p>\n<p>\u201cToday we are observing increased vacancy, much higher than the market average. There are currently no tools to deal with this vacancy. There is a possibility that after the end of hostilities, new European, American and Japanese brands will enter Ukraine, but after the war it will take another year for conducting negotiations with these brands. We can say that we do not expect a high supply on the market in the next two years,\u201d \u2013 Oliynyk explained.<\/p>\n<p>In addition, at the current level of income and expenditure of the population, taking into account the commissioning of the declared projects, which will increase the surplus of retail space, the vacancy rate may reach 17% by the end of 2024, UTG predicts.<\/p>\n<p>The UTG company was established in 2001. Developed more than 1.3 thousand concepts of real estate objects.
