They try to transfer all payments as much as possible to deductions from the percentage of turnover, to transfer the risks to the developer as much as possible. If the developer is able to launch a high-quality shopping center, ensure good attendance, then he will receive good payments from the tenant,\u201d Kostyantyn Oliynyk, head of the UTG legal consulting department, said at a press conference at the Interfax-Ukraine agency on Thursday.<\/p>\n<p>According to him, for all categories of SEC tenants, the maximum rental rates are much lower than in the pre-war period, in some cases the difference is 100% or more. Yes, for kiosks up to 10 sq.m maximum rates are $250\/sq.m\/month (without VAT and operating charges) against $420 in February 2022; for restaurants and cafes &#8211; $15\/sq.m\/month against $35; for children\u2019s entertainment centers &#8211; $6\/sq.m\/month against $10; cinemas &#8211; $4\/sq.m\/month against $12; clothing stores &#8211; $18-30\/sq.m\/month against $37-68; electronics stores &#8211; $8\/sq.m\/month against $18; grocery supermarkets &#8211; $12\/sq.m\/month against $30.<\/p>\n<p>\u201cFood products, alcohol, and tobacco wash out about 45% of the family budget, so today a supermarket is an operator that generates almost half of the funds in circulation in trade retail. That is why food supermarkets are not the only player capable of generating a forecasted turnover and paying enough high rental rates,\u201d Oliynyk noted.<\/p>\n<p>According to the expert, commercial real estate rental rates in 2024 will be influenced by the proximity of the city to the battle line and development activity.<\/p>\n<p>\u201cIn cities with high competition and many objects, the market will change. Most likely, morally outdated objects will lose their indicators, forcing them to carry out extreme reconceptions. At the same time, high-quality objects will attract buyers. Rates will not increase much, but to decrease too \u2013 there is practically nowhere for them to decrease. Despite the fact that food supermarkets generate high turnover, they still pay $10-20, as they did twenty years ago,\u201d he explained.<\/p>\n<p>According to analytical data of UTG, in 2023 the average daily attendance of SECs was 367 people\/1 thousand sq.m GLA (commercial area). At the same time, the indicator is growing both for regional format facilities (280 people\/1 thousand square meters) and district SECs (501 people\/1 thousand square meters).<\/p>\n<p>\u201cBy the end of 2023, the average attendance at the SEC was 367 people\/1 thousand sq.m. It is growing little by little, but, most likely, it will not jump much higher than the figures of 2021, that is, it will approach 500 people, which is not the best indicator for tenants income\u201d, the expert summed up.<\/p>\n<p>The UTG company was established in 2001. Developed more than 1.3 thousand concepts of real estate objects.
