Thus, in 2023, the Department of Architecture and Strategic Consulting executed about 30 concepts with a total area of more than 1 million sq.m. In general, for the entire period since the full-scale invasion, more than 35 concepts with a total area of 1,300,000 sq.m have been completed. At the same time, the majority of the designed real estate is commercial, which accounted for 54% of the total volume of designed areas. At the same time, the company\u2019s specialists note a significant increase in the social infrastructure segment compared to previous years. About 16% of the total volume of concepts developed for this segment in the form of schools, kindergartens, as well as medical and health facilities. While the share of housing and offices totaled 14% and 13%, respectively.<\/p>\n<p>Geographically, the most concepts were developed for Kyiv, Kyiv region and western regions of Ukraine. In particular, 15 projects were developed in Kyiv and the Kyiv region, 15 projects were developed in the western part of Ukraine, and 6 projects were created for the southern and eastern parts of the country. At the same time, as the experts of the UTG company note, the approach to the safety of new designed objects has changed significantly. Now the availability of shelters and bomb shelters, as well as inclusiveness and principles of sustainable development of objects for future generations, are coming to the fore. \u201cDespite the fact that, at first glance, developers and customers still demand to obtain the maximum efficiency, relevance and acceptable payback of the concept on their sites or objects, projects are becoming more humane and open\u201d, &#8211; says the leading architect of the UTG company Maksym Sinulin. Namely: recently, more and more projects have a request to perform volunteer functions. For example, during the design of housing, the requests of people who were forced to move from the eastern region of Ukraine are taken into account. Such concepts include loyalty programs and some type of planning solutions for large families. If we talk about the design of commercial facilities, much attention is paid to the safety and comfort of visitors, and new options are added to the projects. Among them: points of invincibility, halls for the distribution of humanitarian aid, cells for those who are ready to donate their belongings to the needy, shelters and bomb shelters that can be accessible at any time of the day during alarms. In addition, a completely different demand for the energy efficiency of the designed objects was formed. \u201cNow we cannot afford to design ill-considered solutions, which will later lead to senseless heat losses or load on the power grids, which have already suffered so much due to missile attacks on the country\u2019s energy infrastructure.
