For almost two years, the commercial real estate market has been in the difficult circumstances of martial law. During this time, all market players gained experience in survival and adaptation, due to which in 2023, most of them became flexible and adaptable to rapidly changing situations in order to be able to quickly make the most effective decisions. Therefore, according to Evgenia Loktionova, director of the UTG company, despite serious challenges, commercial real estate has withstood. And by the end of 2023, the following main trends are noted in the market:<\/p>\n

  1. Ensuring uninterrupted operation of facilities. To do this, at the beginning of the year, shopping centers installed generators, solar batteries, uninterruptible power supplies and Starlinks.<\/li>\n
  2. Expansion of the range of measures. In shopping centers, mass events such as concerts and birthday celebrations are held. Shopping facilities have also become centers of charity. Actions for the benefit of the Armed Forces and victims of the war are held in the SECs.<\/li>\n
  3. There are changes in building regulations and rules. This leads to increased requirements for the design of public spaces, including shopping centers, business centers and residential real estate. First of all, this concerns the mandatory availability of bomb shelters.<\/li>\n
  4. Gradual increase in attendance at shopping centers up to 30% compared to last year.<\/li>\n
  5. A slight decrease in vacancy \u2013 up to 15.4% on average in the market.<\/li>\n
  6. Opening and return of brands such as \u041d@\u041c.<\/li>\n
  7. New operators appear on the market: Half Price, DISCOUNTERRA, DKNY, JT fashion club.<\/li>\n
  8. Active expansion of operators of the product group, electronics and children\u2019s products.<\/li>\n<\/ol>\n

    Summarizing all of the above, the director of the UTG company, Evgenia Loktionova, notes: \u201cThe main trends confirm that the commercial real estate market is in the stage of recovery. But, despite the gradual increase in attendance and the decrease in vacancy in shopping centers, it is still far from the pre-war indicators,\u201d she sums up.<\/p>\n
