The decline in business activity and the high risks to business during the war led to the shutdown of many tenants. Therefore, according to the calculations of UTG company experts, if in January 2022 the rent of 1 square meter of office space per month in class \u201cA\u201d cost about $28.1, in class \u201cB\u201d &#8211; $17.9, and in class \u201cC\u201d &#8211; $11.9 (without taking into account VAT, OPEX, KP and BOMA coefficients), then at the beginning of January 2023, it is possible to state a decrease in rates by at least 30% (especially taking into account changes in the exchange rate of the national currency against the US dollar).<\/p>\n<p><strong>According to Kostyantyn Oliynyk, head of the UTG Strategic Consulting Department,<\/strong> the office real estate market was negatively affected by such factors as: shelling by occupiers of Ukraine\u2019s energy infrastructure, the unpredictability of planned and emergency power outages, the rise in the cost of energy, the rise in utility bills, and with them, OPEX. \u201cAlso, due to the increase in the vacancy of office spaces and the distribution of operating payments to a smaller number of operators, the increase in the cost of office maintenance and their heating, it can be assumed that the loading on tenants will continue to increase, and rental rates will continue to decrease in the near future,\u201d \u2013 the expert emphasizes.<\/p>\n<p>But, since business activity and the demand for office real estate are closely related to the end of hostilities, we can optimistically assume that the market will return to pre-war indicators in a year and a half after the end of the war. This will become possible especially against the background of the international public\u2019s loyalty to Ukraine (especially when the country joins the EU), as well as thanks to the appearance of new European organizations, enterprises, brands, such as those that closed offices, factories, factories, and stores and completely left the territory of Russia.
